Hire Rates & Terms

  • Minimum Hire Period: 1 month
  • Weekly Rent: $350 per week (paid in advance)
  • Long-Term Discount: Hire for 6 months or more and pay only $300 per week (paid in advance)
  • Bond: $1,400 required upfront. The bond is fully refundable at the end of the hire period, provided there is no damage beyond normal wear and tear.


Delivery & Setup

  • Cairns Delivery: $200 flat fee
  • Outside Cairns: Price on request based on location
  • Site Requirements: The hirer is responsible for ensuring a suitable, level location for setup. Any necessary council approvals must be arranged by the hirer.


Additional Information

  • Utility Connections: The hirer is responsible for arranging power, water, and waste connections.
  • Maintenance: The unit must be kept in good condition. Any damages beyond normal wear may affect the bond refund.
  • Insurance: It’s recommended that hirers obtain appropriate coverage for their belongings and liability during the rental period.

Step-by-Step Checklist

for Hiring Your Portable Granny Flat

  • Step 1: Confirm You Have a Suitable Location

    Before hiring a portable granny flat, ensure you have a suitable site for installation. You must either:

    ✔ Own the land where the unit will be placed OR

    ✔ Have written consent from the property owner to install the unit.


    The site must be level and have enough space for delivery and installation.

  • Step 2: Submit an Enquiry

    ✔ Contact us to express your interest in hiring a granny flat.

    ✔ Provide details about your property, including access for delivery.

    ✔ Our team will assess your site and confirm suitability.


    If needed, we may request photos or a short video of the delivery path and installation area to ensure our trailer and truck can access the site easily.

  • Step 3: Review and Sign the Hire Agreement

    ✔ Once your site is approved, we will send you a Hire Agreement via a secure digital platform.

    ✔ Read and sign the agreement.

    ✔ Pay the Security Bond of  $1,400 upfront.


    The bond is fully refundable at the end of the hire period, provided there is no damage beyond normal wear and tear.

  • Step 4: Prepare Your Site

    ✔ Ensure the ground is level and suitable for installation.

    ✔ No footings are required, but a stable, compact surface is required. We can organise this for you at an additional cost.

    ✔ Make sure the delivery area is clear of obstacles, including overhanging branches or structures that could obstruct placement.

  • Step 5: Delivery & Setup

    ✔ Delivery in Cairns: $200 flat fee.

    ✔ Outside Cairns: Additional transport fees apply (quoted based on location).

    ✔ A minimum gate width of 3.5m is required for straight entry.

    ✔ If a crane is required for placement, this will be at the hirer’s expense.


    Once delivered, the granny flat will be placed on-site and secured.

  • Step 6: Connect to Services

    ✔ Engage a plumber to connect water and waste services. Ensure there are two power points, ideally on different circuits for main power and airconditioner power.

    ✔ The unit is fully fitted with bathroom and kitchen fixtures, but connections must be arranged by the hirer.

  • Step 7: Move In & Enjoy!

    ✔ The unit comes unfurnished, so bring your own furniture and make it your own!

    ✔ Enjoy your fully equipped, private living space for as long as you need.

    ✔ Weekly payments are managed through a secure direct debit system for convenience.

  • Step 8: End of Hire & Collection

    ✔ When you're ready to return the unit, contact us to arrange pickup.

    ✔ The unit must be clean and in good condition upon collection.

    ✔ Once inspected, your bond will be refunded if there are no damages beyond normal wear.
